Property market update

As is normal practice for an English estate agency based in the South of France, we do our research.

Whilst looking through various pieces of information on how the current 'Credit Crunch' might be affecting my beloved Languedoc, I came across a wonderful piece that I thought would be good to share with everyone out there interested in France.

It is claimed that house prices in France are on the up with UK property buyers currently in a position to take advantage of investment opportunities.

According to Rightmove Overseas, they have received 251,824 French property searches in one month alone with the most popular provinces including Brittany, Normandy and Languedoc-Roussillon.

In addition, they say that the south of France is emerging as the most popular region with investors and holidaymakers seeking a traditionally French way of life and hot temperatures. And here's the best bit for all of you who have already purchased here in France:
Rightmove Overseas head Justin Figgins said, "Sarkozy's plans will not take effect until later in 2008, giving investors time to purchase French properties before the boom and watch the price of their properties quickly appreciate."

Many British residents are choosing to spend their retirement in the French Riviera. While the Spanish Costas have been the destination choice for many retirees, the French Riviera has a certain prestige.

New surveys for sellers.........

As of November 1st 2007 any property being sold with a fixed gas instalation will need to provide a gas installation survey.
I have just spoken to CODEC, a local company who are the main surveyors in this area. They tell me that a fixed instalation is one where the cooking or heating appliance is connected to a mains gas supply or gas bottle via a fixed pipe.
Unlike a lot of gas hobs that are connected to a gas bottle under the sink vi a flexible gas pipe. These do not require a survey.

I have just seen a fantastic house for sale in the Cap D'Agde Naturist Village.




This two bedroom property in the Naturist village is unusual in that it sits on a plot of approx 300 sqm, with private garden, off street parking, garage and a small private swimming pool.

This two storey, 2 bedroom house is one of the larger properties in the Cap D'Agde Naturist village and has the unusual bonus of sitting on a 300 sqm plot.

That's right. It has finally been confirmed.

From May 15th 2008 Ryanair will be operating a new service between Bristol and Beziers.

That means that the Languedoc region of France is about to become even more accesible than it already is.

Domaine de Lavagnac update

We have just come back from a site visit at Domaine de Lavagnac so thought we would update you all as to what is happening.

Things are changing every day now, and although we have not yet been authorised to release specific details, I can tell you that the site itself is amazing. A wonderful piece of land with a real variety of terrain and vegetation. The Chateau itself is stunning, and quite rightly deserves it's title as the Versailles of the Languedoc.

Plans are still to be finalised, but it's looking like the Chateau will be transformed into a 4 or 5 star hotel with spa facilities, tennis academy and wonderful gardens.

The residential units are being designed by award winning architect Pascale Malet-Seeli who is based at Montpellier and is working closely with the "Batiments de France". This is the French equivalent of English Heritage.

Between them and the developers, the initial drawings that have been discussed are very exciting. These residential units are likely to be set out in various hamlets across the Domaine, with careful attention being paid to distance. Not too remote, but not too crowded either. And not forgetting of course the jewel in the crown.

The 18 hole golf course. The course is being designed by renowned architect Ray Hearne and will offer some wonderful holes that make excellent use of the existing landscape without the need to start carving up the countryside. The developers are working very hard to integrate the golf course rather than create it.

We're back from Olympia

We've just returned from a fantastic three day trip to the French Property Exhibition at Olympia.



We were there to launch a new, off plan development, "Le Domaine des Chenes" in France's second oldest town, Agde.
Response was very positive, with a good number of people already booking up for a site visit.
People were also keen to talk to us about living in the Languedoc as all of our team are English people who have moved out to France to make a permanent home there.

French Property Show

We're off to the French Property Show at Olympia later this week.

Myself, Tina and Emma are all off to Olympia on Thursday this week to exhibit a fantastic new, off-plan development at the French Property Show.

Sea Front apartments at Palavas

A fantastic location, it’s calm, picturesque and an utter joy to just gently stroll down the promenade. I’ve just been down to see our new off plan development in Palavas and took this picture. It is taken from the terrace of one of the studios.



With prices from 103,500€ this off plan development in Palavas is sure to sell quickly.

Port Du Roy Update

Building work at the Port Du Roy is charging ahead. I visited the site yesterday and took this movie clip which shows the view from the headland of Quai D'Honneur.

Quai D'Honneur is situated on the eastern side of the marina and will be the location for a cafe/coffee shop/restaurant/wine bar (exact usage to be confirmed).

Domaine de Lavagnac - Chateau de Lavagnac - Lavagnac golf



The Domaine de Lavagnac is being hailed as one of the finest developments in the south of France.

Just outside the village of Montagnac (10 mins from Pezenas), Chateau Lavagnac is a fabulously majestic period building nestled in amongst 192 hectares of vineyards, olive groves and pine trees.

Domaine de Lavagnac is going to be the site of a magnificent new golf course designed by Raymond Hearn, one of America’s most highly-regarded architects.

Chateau Lavagnac, known as the Versailles of the Languedoc is going to be turned into a luxury hotel, while a separate clubhouse for the golf course will be built.

The really interesting part of the Domaine de Lavagnac project is that there will also be a residential development ranging from two bedroom houses to five bedroom villas with swimming pool.

Apparently these houses are going to be sold off plan as a leaseback scheme, offering guaranteed investment returns.

The new houses will be built within the existing vineyards and will have views over the Espinouse Mountains and the sea.

Prices are rumoured to be starting at a very reasonable €299,000 for a two bedroom house and will run up to circa €1 million for a five bedroom villa with swimming pool.

I have also heard that there will be a tennis centre and state-of-the-art spa.

In my opinion, a development such as this is exactly what the Herault has been crying out for.

We are already involved with a very interesting leaseback development called Les Jardins de St Benoit, just east of Carcassonne which has been very well received and is selling well, but the thought of having such a wonderful development just 10 mins from Pezenas is truly exciting.

I will keep my ear to the ground and be sure to update this site with information about Domaine de Lavagnac as soon as I have more information.

Work at the Port Du Roy marina development continues at a pace and sales are being agreed almost every other day.

Very few people are changing their minds once commiting to buy but a very interesting unit has just become available.

Wonderful period house with stunning roof terrace

We've just been instructed to sell a fabulously hansome double fronted Maison De Maitre in a charming village less than 10 minutes from Pezenas.

Bouzigues - A little gem on the water

The small village of Bouzigues is known locally as "Petit Nice" or "Petit Riviera" and once you've visited it you'll understand why.
With more than a handful of restaurants lining the waterfront of the "Etang de Thau" walking along the front in Bouzigues is just like being in your own little part of the Riviera.
Smart restaurants all selling wonderful dishes comprised mainly of local shellfish and freshly caught fish (the sardines are my favourites) are always bustling at lunchtime on a summer's day or on a warm summer evening.
Favoured with people from Montpellier (15-20 mins way by car) Bouzigues is a unique place that is well worth a visit.

It's on a plot of land of 1100 sqm, with a tall (7ft) mature hedge all the way around giving complete privacy.

It needs re-decorating, but as the agents suggests that it could be bought for something around 315,000 - 320,000 € that doesn't matter.

This is the best house I have seen in this budget for quite a while.
